Overview
Start by learning the home’s basic systems, then build a simple maintenance and document routine.
Immediate actions
- Change or rekey exterior locks and update garage or gate codes.
- Locate water shutoff, gas shutoff, electrical panel, furnace, water heater, and cleanouts.
- Test smoke detectors, carbon monoxide detectors, and fire extinguishers.
- Start a home folder for closing documents, warranties, manuals, receipts, and contractor contacts.
First week
- Set up utilities, insurance, mortgage access, and property tax reminders.
- Replace HVAC filters and note filter sizes.
- Walk the property after rain if possible and look for drainage issues.
- Create a short list of urgent repairs and nonurgent improvements.
First month
- Schedule important maintenance for HVAC, chimney, gutters, trees, or pest prevention as needed.
- Build an emergency fund for repairs.
- Photograph rooms, systems, serial numbers, and major belongings for records.
- Meet neighbors or learn local trash, recycling, parking, and permit rules.
